Our Target Sectors
Mainstay Financial Services began acquiring and developing senior housing communities in Lakeland, Florida in 2009. Our first community, Grace Manor at Lake Morton, a 50-unit memory care facility in the historic downtown district was the first community to hold the Grace Manor brand. To date, Mainstay has acquired or developed a geographically diverse portfolio of 18 communities throughout the southeast including: Florida, Georgia, Tennessee, South Carolina and North Carolina. In total, our communities hold more than 1,200 units, and consist of Independent Living, Assisted Living, Memory Care and Skilled Nursing services.

Louis F. Garrard V | President
Mr. Louis F. Garrard, V, is the President of Mainstay Financial Services, and serves as President and Principal of all Mainstay senior housing entities.
Utilizing his experience as a general contractor, and more than 25 years in the construction industry, Mr. Garrard has focused on building residential and commercial properties with a proven track record of adding value to his communities. Mr. Garrard has been an investor in the senior housing industry for approximately 20 years, and was the founder and co-founder of many entities he currently operates, which consists of 18 senior housing communities.
Mr. Garrard is a graduate of Florida Southern College.
John Ridenour | Vice President of Development
Mr. John Ridenour serves as Vice President of Development. In this role, he helps evaluate real estate investment opportunities that fall within Mainstay’s focused asset classes and works with investors to understand their investment goals, pairing them with the specific investment property that matches their criteria. Prior to joining Mainstay, Mr. Ridenour served as Senior Vice President of Equity Investments for Servant Investments where he was responsible for raising equity for the company’s private placement fund offerings through family offices, accredited investors, and registered investment advisors.
Before joining Servant, Mr. Ridenour was Vice President of Sales for CNL and oversaw the territory of Florida and Georgia. Mr. Ridenour earned a bachelor’s degree in Business Administration from the University of Central Florida and currently holds a Florida Real Estate License and General Contractor’s License. He previously held Series 7, 22 and 63 NASD licenses.
Gilles Ouellette | Chief Financial Officer
Mr. Gilles Ouellette serves as Chief Financial Officer. He has more than 25 years of experience in finance, accounting and auditing related to public and private real estate companies. Prior to joining Mainstay, Mr. Ouellette served in various financial roles, including pricing, process improvements, accounting and finance, as a result of GE Capital’s acquisition of Trustreet Properties, Inc., a publicly traded REIT. Previously, he served both as accounting information specialist of Trustreet Properties, Inc. and as finance manager of its predecessor, CNL Restaurant Properties. Mr. Ouellette consulted for the company, filing SEC reports of CNL Restaurant Investments, Inc. and other CNL affiliates. Additionally, he was CFO and director of accounting, and served on the advisory board of Better Built Homes, USA.
Mr. Ouellette attended McGill University to pursue his MBA and has a Florida Real Estate License. He also served on the board of directors of M45 Mining, Inc., a publicly traded company (MRES.OB) mining company; and on the board of directors of Iknox, a real estate property management service company.
